Adding a roof to the slab you already have
Leander requires a building permit before you put a roof over an existing patio slab or deck. Having the concrete already poured does not skip that step.
The City of Leander’s deck and patio submittal packet lists what it wants to see:
- A plot plan showing the proposed structure with dimensions.
- A foundation plan with details.
- Roof construction drawings, including elevations.
- How the structure is anchored.
- Electrical details, if you are adding fans or lighting.
Leander has adopted the 2021 building codes, and residential permits go through the city’s Development Hub. We prepare the drawings and file the permit in our name, so you do not have to learn the portal.
HOA rules in Leander neighborhoods
Many Leander neighborhoods require HOA approval before you build, and master-planned communities such as Crystal Falls publish their own design standards.
A city permit and an HOA approval are two separate yeses. Typical points an HOA reviews are where the structure sits, how tall it is, and how the roof and posts match your home.
What we check during your in-home visit
Every Leander yard is different, so we look at four things before we quote:
- The slab. Its edge, thickness and condition decide where posts can go and whether the slab can be used as it is.
- Drainage. Water needs a path away from your foundation once a roof is collecting rain.
- Utilities and electrical. Meters, lines and any planned fans or lights affect the layout.
- Sun. We note which way the patio faces so the roof and any screens do the most good in July and August.
You get an itemized quote afterward, so you can see the cost of each part.
How a Leander project runs
- Visit and quote. We measure and give you an itemized price.
- Approvals. We file the permit and support your HOA request, and you know the expected wait before any work begins.
- Build and inspection. We build, coordinate the city inspections and walk you through the finished project. Your work is backed by our written workmanship warranty.

Leander FAQs
Does Leander require a permit to put a roof over my existing patio slab?
Yes. The City of Leander’s deck and patio packet says any existing slab or deck that is being covered needs a permit. Landmark prepares and files it for you.
What does the city need to see with my application?
A plot plan with dimensions, a foundation plan, roof construction drawings with elevations, how the structure is anchored, and electrical details if any apply. We produce these as part of your quote package.
Is a pergola treated differently from a patio cover?
Not for planning purposes. The city’s inspection guidelines list pergolas together with decks, patios and covers under accessory structure permits, so plan on a permit for either. We confirm the requirements for your exact design before we file.
What can I build over a builder-grade slab in Leander?
Most builder slabs can take a patio cover, pergola or screen room if the slab is sound and the edge and drainage allow it. Our site visit confirms this, and if the slab is too small we can plan an extension.
Should I choose an attached or free-standing screen room?
Attach it when you already have a solid covered patio at the back of the house. Choose free-standing when you want a screened space away from the house or the layout does not suit a tie-in. Our guide on free-standing screen rooms compares the two.
Can you add a ceiling fan or lighting?
Yes. Electrical work is done by licensed and insured electricians, needs its own details on the permit application and its own inspection, and affects the schedule, so we plan for it up front.
How long does a Leander project take from quote to finished?
Approval time depends on the city and your HOA, and we tell you the expected schedule with your quote.
