What we build for Georgetown homes

Most Georgetown projects fall into four types, and many combine two of them.

  • Screen rooms and porch enclosures. An aluminum-framed room that keeps bugs out and lets the breeze in, with options for ceiling fans and pet doors. Already have a covered patio? We can often screen it in. Explore screen rooms
  • Insulated aluminum patio covers. A foam core between two aluminum skins gives you shade without the heat a plain roof holds. See patio covers
  • Sunroom enclosures. Aluminum sunroom walls can turn a covered patio into a finished room you use in more months of the year. See sunrooms
  • Pergolas. Cedar or aluminum, for partial shade and a defined outdoor space. See pergolas

Building in Sun City Texas: what approval looks like

If you live in Sun City Texas, you need approval from the Sun City Texas Community Association’s Modifications Committee before you build, in addition to your City of Georgetown permit.

The association asks for an application for exterior changes to a home, and patio requests use a patio worksheet and an impervious cover calculation form. Its Design Guidelines also set specific rules for patio cover roof panels, including foam-core laminated panels, and for how patio lighting is installed.

Not in Sun City? Many other Georgetown neighborhoods have their own HOA review.

Getting a City of Georgetown permit

Georgetown requires a building permit for patio covers (including pergolas) and for sunroom or enclosure additions.

Here is what the city asks for, as posted on its permit pages:

  • An online application through the city’s My Government Online portal.
  • A site survey showing your property lines and the proposed structure with dimensions, plus construction drawings.
  • Plan review, which the city says to allow about ten business days for on a patio cover.
  • Inspections at key stages. For a patio cover the city lists a foundation (pre-pour) inspection, a setback inspection and a final inspection.
  • A separate permit and inspection if the project includes electrical work such as ceiling fans or lighting.

Homes in Georgetown’s Downtown or Old Town overlay areas also need a Certificate of Appropriateness. We build the permit into your schedule from the start, so approval time is planned, not a surprise.

Built for Georgetown summers

An insulated aluminum roof helps keep a south- or west-facing Georgetown patio comfortable because the foam core slows the heat passing through. Pair it with a screen room and you get shade, airflow and no mosquitoes. If you want to understand the difference between cover types, our guide explains what actually keeps a Texas patio cool.

How a Georgetown project works

  1. In-home consultation. We measure, look at your slab, drainage and roofline, and talk through what you want.
  2. Itemized quote. You see what each part costs before you decide.
  3. Design, permit and HOA approval. We prepare the drawings and submit the City of Georgetown permit and your HOA or Sun City application.
  4. Build.
  5. Final inspection and walk-through. The city signs off, and your work is covered by our written workmanship warranty.

Georgetown FAQs

Do I need a permit for a patio cover in Georgetown?

Yes. The City of Georgetown lists patio covers, including pergolas, as a permitted structure type and asks for a site survey and construction drawings with the application. Landmark prepares and submits the permit for you.

Do I need HOA approval as well as a city permit?

Usually, yes. A city permit does not replace HOA approval, and Sun City Texas requires Modifications Committee approval for exterior changes.

How long does approval take in Georgetown?

The city says to allow about ten business days for plan review on a patio cover, and HOA reviews add their own time. Larger projects, such as an enclosed sunroom, may take longer. We give you a schedule with your quote.

What inspections will the city require?

For a patio cover, Georgetown lists a foundation (pre-pour) inspection, a setback inspection and a final inspection. Electrical work such as fans or lights needs its own permit and inspection.

Can you screen in my existing covered patio in Georgetown?

In many cases, yes. We first check the roof structure, posts, slab and drainage to confirm the cover can carry the change. Screening or enclosing a cover needs its own permit. Our article on converting a patio cover into a screen room explains what we look at.

Will a new patio or slab affect my lot's hard-surface limit?

It can. Georgetown asks for impervious cover calculations on patio and flatwork permits, and Sun City Texas has its own limit for patio extensions. A new or larger slab adds hard surface, so we calculate it during design, before you commit.

Do you build outside Sun City Texas?

Yes. We build across Georgetown and the surrounding Williamson County area.

How much does a screen room or patio cover cost in Georgetown?

Final price depends on size, materials, electrical and approvals. For a full breakdown, see our screen room cost guide and patio cover cost guide.
